One Standard. Three levels of protection.

Every Galleon membership is built on the same standard of care: documented inspections, same-day reporting, storm response, and decisive action when something is wrong.

The difference between memberships is how far that protection reaches.

Your exact watch schedule and annual rate are established after we have walked the property, understood how it is used, and identified what it requires.

We do not sell more protection than a home needs.

We also do not recommend less protection than it deserves.

Inspection frequency is established during the Property Assessment according to occupancy, seasonal use, property complexity, and the membership selected.

Most unattended homes require weekly inspections during extended periods of vacancy.

The most expensive problems often begin inside the house, where nobody can see them from the street.

Do not guess which level your home needs.

The Property Assessment exists so we can walk the home first and recommend the appropriate protection honestly.

Protection That Follows Your Home

No two shore homes are used in exactly the same way.

Some families spend the entire summer on the island.

Some visit for several weeks and rent the home during other parts of the season.

Others leave the property vacant for months at a time.

During your Property Assessment, we establish an annual watch schedule based on how your home is actually used.

When the property is unattended, Galleon stands watch at the frequency specified in your protection plan.

When you are in residence, the schedule adjusts accordingly.

Storm response and ongoing communication remain in place throughout the membership year.

Your schedule may change. Our standard does not.

Galleon Private Client

Individually Scoped Protection for Exceptional Properties

Certain homes do not fit neatly within a standard membership.

Large estates, architecturally significant homes, and properties with multiple structures, extensive grounds, specialized materials, or complex mechanical systems require a different level of planning.

Following the Property Assessment, Galleon develops an individually scoped protection plan around the property, its systems, its occupancy, and the level of response it requires.

The standard is not reduced or negotiated.

The scope is built around the property.

Private Client protection may include:

The standard is not reduced or negotiated.

The scope is built around the property.

The Fine Print, in Plain English

Memberships are annual.

We do not offer month-to-month service because proper protection requires continuity, familiarity with the home, and a documented baseline.

Every recommendation is property-specific. Our standards and pricing are not negotiable.

The final rate reflects the property, the scope of protection, and what it costs to perform the work to the Galleon Standard.

We would rather lose a prospect than disappoint a client.

Frequently Asked Questions

What exactly is Home Watch?

The National Home Watch Association defines the service this way: “Home Watch is a visual inspection of a home or property, looking for obvious issues.”

At Galleon, that definition is the starting point. We execute that visual inspection as a systematic, documented process. It includes scheduled oversight by insured professionals who know what to look for, understand what requires immediate action, and clearly report what they find.

It is not property management, rental management, or a favor from a neighbor.

It is protection, done properly.

No, and that is deliberate.

We do one thing: protect your home while you are away.

When a repair is needed, we can provide access to an authorized professional and document their arrival and departure when that service is included in your membership.

We do not manage rentals, perform turnovers, or assume responsibility for a contractor’s work.

Our only business is your home’s protection, which is exactly why you can trust us with it.

The answer depends on how your home is used.

Most unattended homes require weekly inspections during extended periods of vacancy. Other properties may require a different schedule based on occupancy, season, complexity, and risk.

During the Property Assessment, we establish a written protection schedule around the way your home is actually used.

When you are in residence, routine inspections may adjust accordingly.

Your schedule may change. Our standard does not.

Protection Memberships begin at $2,950 per year.

Every membership starts with a $195 Property Assessment, credited in full when you enroll.

You receive our written recommendation and exact annual rate within 24 hours of your Assessment. For most standard properties, we can review the recommendation with you before the Assessment ends, and you are welcome to enroll on the spot. Complex properties may require a separately prepared scope.

Properties of unusual size, complexity, or value may qualify for Galleon Private Client.

We are based in Ocean City and stand watch in Ocean City, Sea Isle City, Strathmere, Avalon, and select Cape May County shore communities.
