The Property Assessment is how we begin, every time, with every member.
What Happens
Brendan meets you at your home at a time that suits you.
Together, we walk the property inside and out.
We document the home’s condition room by room, locate and map critical shutoffs, identify major systems, note risks specific to the property, discuss its occupancy throughout the year, and answer every question you have about how we work.
What You Receive
You receive the Property Baseline Assessment: a written record of your home’s condition, supported by photographs, shutoff locations, system notes, and our observations.
It is yours to keep regardless of what you decide.
You also receive our written recommendation for:
- The appropriate level of protection
- The inspection schedule your home requires while unattended
- Any property-specific additions
- Your exact annual membership rate
- Your preauthorized emergency plan, so the first protective steps are already decided before they are ever needed

What It Costs
The Property Assessment is $195, paid when you book.
The full amount is credited toward your membership when you enroll.
All published membership prices are starting rates for standard properties. During the Assessment, we determine the exact watch schedule and final rate based on your home’s size, systems, and occupancy.
Your written recommendation and exact rate arrive within 24 hours of the Assessment. For most properties, we can review the recommendation before the Assessment ends, and you are welcome to complete enrollment on the spot. Complex properties may require a separately prepared scope.
We charge for the assessment because it has real value, and because it ensures the people we meet are as serious about their homes as we are.
